Permit filed for sustainable, wellness hotel near Reno

The list of hotels at The Outlets at Legends in Sparks continues to grow.
A developer is planning to construct a new 199-unit hotel at the shopping mall, according to a building permit filed this month with the city of Sparks. The permit was filed on behalf of the owner by Atlanta-based architecture firm Phillips Partnership, which has designed hotels for such brands as Hilton, Marriott, IHG, Hyatt and Wyndham.
The building permit did not list the name of the hotel for the project. Two previous conditional use permits submitted by San Antonio-based LIQUE Engineers for the same parcel in October and last year, however, described it as an AC Element hotel.
Part of the Marriott umbrella, Element is a hotel chain that offers long-term and extended-stay options for its guests.
The hotel brand touts a wellness-focused lifestyle for guests. Element amenities include sustainable “nature-inspired” rooms that typically come with furnished kitchens. Element also allows dogs, providing guests with a signature dog bed, water bowls, cleanup supplies and dog food.
The planned hotel at The Outlets at Legends will stand four stories tall and include a fitness room, food preparation and breakfast areas, an indoor pool and a meeting room. It will be the second Element hotel in the area after the 170-unit Element at the Reno Experience District, and the fifth overall in Nevada.
The new hotel will be built on a 3.66-acre parcel at 1407 Scheels Drive. The site, which is located just west of Chase Bank near Chik-fil-A and Jersey Mike’s Subs, last sold for a little over $3 million in 2024, according to Washoe County Assessor records.
The project will be the fourth hotel at The Outlets at Legends and have the most rooms to date.
The first two hotels at the Outlets at Legends were a 102-room Hampton Inn & Suites by Hilton and a 104-room Residence Inn by Marriott. A building permit also was filed in April for a Home2 Suites by Hilton with 109 rooms.
